The brief

The property needed a full external overhaul: poor thermal performance, a tired facade, and ageing soffits and pipework. The goal was simple: transform the exterior, lock in the heat, and finish it to a standard that wouldn't need touching for years.

Applying the 90mm EPS insulation system

The job starts with the insulation, not the render. 90mm EPS boards were fixed across the full exterior with mechanical fixings, staggered at every joint to remove cold bridging before a single layer of render goes anywhere near the wall.

This is the layer that actually does the work: it's the thickness and coverage here that determines how much heat the property holds onto once the job is finished.

Reinforcement layer, ready for render

Once the boards are up, a reinforced base coat with embedded fibreglass mesh goes over the top. It's this layer that gives the system its strength and crack resistance: the render itself is really just the finish on top of it.

Soffits, fascias, gutters and downpipes were renewed at the same time, so the roofline came down in one coordinated pass rather than a separate follow-up job.

Full silicone render system

The silicone top coat went on next, along with extended window sills and new windows, and all external pipework and electrical appliances renewed and repositioned to sit cleanly against the new finish.

Silicone render was chosen over a standard acrylic finish because it stays cleaner for longer and resists cracking far better over the lifetime of the system.

The finished result

Every element of the external envelope (insulation, render, roofline, pipework, windows) was addressed in a single coordinated install. No patch repairs, no return visits.

The result

The finished property is unrecognisable. The silicone render system will resist cracking and staining for decades, and the 90mm EPS insulation means the client is retaining significantly more heat year-round.
